98% planning approval success – it’s all in a day’s work for Hughes Architects

From small home extensions to large scale housing, industrial and commercial developments, every project is different. But for us there is one similarity – we have one of the most successful track records when it comes to gaining planning approval.

Over the past two years, we have had 98 per cent of our outline and full planning applications approved by local planning authorities in Powys, Ceredigion, Gwynedd, Shropshire, Herefordshire and Cardiff.

117 planning applications approved out of 120*

“That’s a high percentage of approval rates for a building design and planning practice,” said Doug Hughes, principal architect and managing director at the practice.

“Out of 120 planning applications during 2016/2017* we saw just three applications fail to gain initial approval.”

Understanding good design and planning laws

Hughes Architects successful planning approval rate is down to its team’s expertise in good building design and an understanding of local and national planning guidelines.

Our work crosses a broad spectrum of projects.

The successful planning approvals include:

  • •Single or two-storey home extensions
  • •New homes
  • •Barn conversions
  • •Large-scale housing developments
  • •Social housing schemes
  • •Bringing land forward for development
  • •Listed building consent
  • •Industrial and commercial properties

So how does the practice have such a high percentage of success compared to many other building design and planning consultancies?

“It’s down to some very simple principles. These include being open and transparent from the outset with a client. Whatever their aspiration or objective is and what is achievable.

“Our knowledge of local and national planning guidelines ensures we develop designs and plans, whether for outline or full planning permission, that meet the relevant planning requirements, while still being imaginative – whether contemporary or traditional.

“It’s pointless attempting to bring land forward for development or spending money on a property design when it doesn’t meet these guidelines. It’ll just end up costing more in the long-run and taking longer to achieve approval,” said Doug.

“Getting it right first time is the key.”
